  3. Do NOT try refinishing your floor until there is no moisture. The reason being is many homeowners may think their hardwood floors are dry without knowing for sure, and when they go to refinish the floors it makes the situation worse!  It can take several weeks or months to get your hardwood floors to dry (which is why it is important to hire a professional restoration company in SW Missouri).

Long lasting floors is something many homeowners want.  In fact, some go the extra mile to pick out the best hardwood floors, tile floors, carpet or engineered vinyl planks in order to NOT have to worry about their flooring buckling, warping or coming up in some way.  The sad thing is when it comes to flooring, that age-old adage doesn’t work… you know, the one that says, “you get what you pay for.”  In our experience, this isn’t always true.


You Don’t Always Get What You Pay For

Picture this:  you go with your beloved spouse to a flooring store here in Springfield, Missouri to pick out some high-quality floors.  You are greeted by a smiling salesperson who takes you through the gambit of what they have to offer.  After a bit of discussion and going back and forth with your other half, you agree to purchase some high-quality hardwood floors which will really give your forever home that extra character, finishing you wanted.  The salesmen also throws in flooring installation into the mix, you pick a date and you are one step closer to enjoying your long-lasting floors.  Or so you thought.

Flooring

Babies, toddlers, kids and more – they are the light of our lives and we do the best we can for them as parents.  If I had it my way, I would have lined the floor and walls with foam – but seeing as that wasn’t (and still isn’t) practical or cheap, we should look into the next best thing:  baby-friendly floors!

Many first-time home buyers are young families looking to settle down and start a family.  And while people love the look of hardwood floors, not to mention the fact that increases the value of your home, the last thing you want is to have little plastic wheels and toys wearing your floors down.

On the contrary, you don’t want your littles falling down and seriously hurting themselves on that beautiful tile mosaic in the living room!  I remember being small and watching my little sister spin round and round right in front of the all-brick fireplace right before she gashed her head open on it because she was too wobbly to stand straight.  Nothing a few stitches couldn’t fix, but still – it was traumatic for me as a child, and definitely for my parents (they lovingly nicknamed her “scarface” after that incident).

Choice #3 Hardwood Floors

Pros:  As stated above, hardwood floors are elegant, beautiful and increase the value of your home.  It’s easy to clean up messes on, but try to avoid too many liquid spills.

Cons:  It’s a hard surface which doesn’t make a soft surface for your kiddos to fall on.  Additionally, the do take SOME maintenance in order to keep them in pristine condition.  Oh, and don’t let water sit on them too long – wood has a tendency to warp!

SOLUTION:  Get a kiddie rug or foam mat to put over that hardwood floor!  That way the floor AND your littles are protected!

 

Choice #2 Tile Floors

Pros:  If installed correctly, tile can last forever and can take a beating from toys and the constant pitter-pattering of feet.  Additionally, there is not much maintenance which goes into keeping up tile floors except usual cleaning.  Stain clean-up is easy and won’t hurt your floors…you know…unless it is acid.  Don’t let your kids play with acid.

Cons:  Like hardwoods, it’s a hard surface.  Your baby falling down won’t hurt the floor, but your kiddo will feel it!

SOLUTION:  Also like hardwoods, get a large area rug or foam mat so your children have something cushiony to crawl over.

Choice #1 Carpet

Pros:  It’s comfy, it’s warm, and it can soften a fall with ease.  Some carpets can be very easy to clean, and carpet can actually help with indoor air quality (despite what some sources say).  Numerous studies have repeatedly shown that carpet prevents dust and other allergens from becoming airborne, where they are easily inhaled.

Cons:  VOC’s could be an issue as well as stains.  Be sure to buy carpet with low VOC’s (volatile organic compounds) or your child may be inhaling some.  Be sure to get a stain-resistant carpet – children can be messy and there is nothing quite like purchasing a new carpet and then having to deal with the stains for the next few years! 

SOLUTION:  Be sure to get a stainmaster carpet pad can a good quality carpet.  Don’t be dazzled by low prices (if you bend the carpet at the seam and can see the backing, that is some CHEAP carpet).  

The top three are our choices in best floors for babies, toddlers, and kids of all shapes and sizes.  Sure, there are other alternatives such as cork and bamboo, but they come with their own set of issues.  For example, did you know bamboo flooring, if not made in the U.S.A. could have been made with toxic chemicals?  Or that cork is a great choice except if you keep a heavy piece of furniture in one place too long it leaves a dent in the floor?  Just some things to think about!

That being said, even if you do have hardwood floors, tile floors or carpet installed, the condition of your flooring product plus the craftsmanship of your installers will have an impact on the overall quality of your floors.  #foodforthought

Tile

There is nothing quite like the disappointment of anticipating a beautiful flooring job, only to realize after everything is said and done, the contractor did a shotty tile job.  It gives us the hooboo jeebies!!  And seeing as Halloween is approaching fast, we aim to educate Springfieldians about what to look for in your tile floor.

Tile flooring, when installed properly, is absolutely stunning.  It can last for years, it is aesthetically pleasing, and is wonderful to have under your feet…Even in the winter!  We know a lot of people would rather have carpet instead of tile in SW Missouri because of the cold winters – but several of our clients opt to have warmwire under their tile during those chilly months to keep their feet warm for them, their family and their furbabies.

But how do you know someone installed your tile flooring, bathroom or kitchen backsplash correctly?  How can you spot a contractor doing a shotty tile job BEFORE the install is complete and they run off with your hard-earned cash?

It’s amazing how often we have gone into a client’s job and had to redo a job from an incompetent (or just lazy) contractor.  In fact, one of the sad truths about elderly living in Springfield, Mo. and surrounding areas is how often a contractor takes advantage of them in order to make a quick buck.

That’s why we took the time to sit down and write out what to do look for so you can catch a shotty tile job in the making – this won’t only save you money, but it can stop the many headaches awaiting in the near future.

Spotting a Shotty Tile Job – Things to Look Out For:

  1. Uneven grout lines

When you come in to inspect your floor contractor’s work, be sure to check the grout lines.  If they are all respectively the same size, including the lines near the wall and around your toilet in the bathroom, you can breathe a little easier.

 

  1. Crooked tiles

Mosiac and custom tile jobs aside, having crooked tiles is another thing you will want your contractor to take care of.  You can usually spot this by looking at the grout lines, but keep in mind, we have seen people purchase sub-par tile squares which can lead to uneven tile sizes.  Like above, uneven grout lines usually will give away the crooked tiles.

  1. Cracked tile after floor has been laid

Sometimes this can’t be helped, especially if your tile floor was installed over concrete substrate which cracked over time, or if the tile floor took a blow (such as something heavy falling on it).

Other times, it is the fault of the contractor.  For example, if the tile job was installed before the concrete substrate fully cured, you may get a cracked tile. Keep in mind, cheap or subpar tile also cracks a little easier than premium tiles.

 

  1. Wave your hand over the tile –is it even or wavy? Is it level?

This is something you usually can’t check until after the tile has been installed.  Run your hand over it, or do a visual check to see if there are waves and dips in the tile – then bring it up with your contractor!

 

  1. Bad transition between adjacent surfaces

An example of this would be a tiled tub wall meeting painted sheetrock, or a tile floor meeting a hardwood floor.  All transitions must be tight, clean and seamless – if not, you can assume either the contractor didn’t know what he was doing, or simply didn’t care!

All in all, there is nothing quite like the excitement of having a new floor installed only to feel absolutely livid when you realize the tile floor wasn’t installed correctly!  Our suggestion is to hire a reputable company in Springfield, Missouri by checking online FaceBook and Google Reviews, as well as seeing if your contractor or the flooring organization is on Angie’s list.  When it comes to flooring, a little bit of research goes a long way!

Contractors

It happens all too often in Springfield, Mo – building and remodel contractors taking advantage of the elderly in our fair city.  Is it fair?  No.  Is it legal, ethical or moral?  Nope!  And yet, it happens all the time.

First and foremost, charging a high premium for flooring doesn’t necessarily make a flooring contractor or remodeler a bad person – just as there are luxury clothing stores in Springfield, Mo and discount clothing shops, there are different brands and different qualities of work. 

 

Ways Contractors Take Advantage of the Elderly in Springfield, Mo.

 

  1. Gimmicks which ensure you’ll hire them even if you are already unhappy with them. A “now we HAVE to use them” approach.

Many “discount” or “cheap” flooring companies in SW Missouri have a habit of undercharging labor and overcharging on materials…this is so you HAVE to use them to install the product instead of another company.  We’ve seen it before and we will see it again – a customer is unhappy with the contractors of one of these stores, so when he or she calls another installation company and gets their installation price, it looks to be WAY more expensive than the store he or she already bought the materials from.  This gives the illusion that other flooring companies in SW Missouri are trying to pull a fast one on them, when in reality, the “discount” or “cheap” flooring stores are messing with the prices so you have no choice but to go with them as your contractor.

 

Note:  this happens all the time!

 

  1. They can try to sell you something you don’t need.

How many times have you heard a funny sound in your car and took it to the mechanic without finding out where the noise is originating from?  The same thing can happen to an elderly person.  They know there is a leak in their HVAC unit, and when they call a specialist over, the “specialist” tells them they need a whole new unit instead of a simple bolt or screw.  Often times, contractors receive commissions from products they sell – so why settle when they KNOW an elderly client doesn’t know the difference between their HVAC unit needing a new bolt or a new system altogether?

 

  1. Contractors don’t give you a written quotation.

We have seen this before and it really grinds our gears.

 

We know this, and MANY people know this, but all too often it happens that a quotation is not written down, so an elderly person has no idea what they are paying for.  Not too long ago, we received a call from a lady who had been given a quotation over the phone, but it was not written down.  We went out of our way to receive the written quotation for her, and when we saw it, it was a situation similar to the first example.  They overcharged materials and undercharged labor.  Our guess was they wrote it up on the spot (maybe that’s why it took us a couple of days to receive the quote in the first place). 

 

Our suggestion is to always get a written quote – or three! And do your research – look up reviews of whoever you have received your quote from so you know what you are getting yourself into!

 

  1. Bribes and threats.

Fear is an icky emotion – and it feels even worse when you have a job half-finished and your contractor is threatening to pull the plug on the project unless you pay him the rest of the amount.  If your contractor has given you a quotation, there are chances unseen issues could arise (you can see it sometimes in Fixer Upper).  Before a job begins however, a pay schedule is usually discussed and agreed upon.  Don’t be duped into paying early – they may just leave you high and dry!

 

All things considered, our recommendation is the following:

  • Get at least three WRITTEN quotations.
  • Look for online google and/or FB reviews, person-to-person referrals (ask your friends and family if they know anyone) and ratings from the BBB.
  • Once you agree to a pay schedule, stick to it or modify it if other issues arise.

 

The last thing we want is another call from an elderly person, only to find out they bought shoddy materials from a company who didn’t go through their procedures thoroughly.  If you do it right the first time, you don’t have to go back and do it again!

Flooring

Whether you are looking for your home, office or rental, finding the right floors for high traffic areas is crucial.  I am quite particular myself – if I do something (or hire someone to do something), I want it done right the first time so they don’t have to go back over it and redo it.  I also am fond of the “one-and-done” mentality:  install a quality, durable floor right the first time so I don’t have to keep replacing it every couple of years! 

All things considered, if you have a high traffic area in your home, office or rental, you may want to choose flooring which can withstand the stress it will inevitably go under.

The Best Floors for High Traffic Areas

Tile Floors

Pros 

Glazed ceramic tile is very durable and resistant to scratches and is also water resistant. Tile comes in a variety of sizes and materials, such as marble, porcelain, travertine, slate, and granite.  Tile is also easy to clean.

Cons

Grout can be difficult to clean, tile can be cold to walk on, and can be loud to walk on (especially in heels).  There are heating pads which can go under the tile but those come with additional costs.

 

Laminate Floors

Pros

Laminate is a very affordable option for flooring.  It doesn’t scratch easily (you can get almost any scratch out with a big of vegetable oil) and it can look like real tile or hardwood floors and it is easy to maintain.

Cons

Standing water can destroy your laminate flooring.  You cannot refinish laminate flooring so once it has been damaged, that is it!

 

Solid Hardwood Floors

Pros

Looks nice, easy to maintain and increases the value of your home.

Cons

Like tile, hardwoods can be loud to walk on, plus they are much more expensive than other types of flooring.  Keep in mind hardwood floors will require refinishing from time to time.

 

Engineered Hardwood Floors

Pros

Engineered hardwood floors are often more durable than solid hardwood floors.  There are also options available whereby you can purchase water resistant engineered hardwood floors.  You can also refinished engineered hardwood depending on its’ thickness.  It also is less likely to swell or warp due to moisture.

Cons

If you get an engineered hardwood floor where the veneer is too thin (the wooden outer layer of the floor), you can’t refinish your floors!  Also, while the look and feel of engineered hardwood is much like real hardwood floors, it is still more pricey than tile, laminate or carpet to install.

 

Floors NOT good for High Traffic Areas

Now that we have touched on some of the best floors for high traffic areas, let’s get into some flooring you will want to avoid in your high traffic areas: the two being vinyl flooring and carpet.

Vinyl Flooring

Vinyl flooring is susceptible to yellowing over time, as well as ripping and tearing if you are using sub-par materials.  Additionally, it has to be installed correctly – any small grains caught underneath the vinyl can cause bumps which can lead to rips and tears as well.  Unfortunately, while a quality vinyl floor can last up to 20 years, vinyl is often created with chemicals which, when installed, can linger in the air causing eye, and throat irritations. 

Vinyl flooring is not impervious to scratches, which is why it isn’t that great for high traffic areas.

Carpet

Where natural wool carpet is durable and long-lasting, it is susceptible to stains and can be expensive.  It is really great at absorbing wine, juices and pet stains, and unfortunately can be discolored easily.  Be cautious of using bleach – it can completely dissolve the material!

Synthetic carpet, on the other hand, is stain resistant and can be exceptionally strong.  However, there is less variety and it is often easily damaged.  High-traffic areas is not so good for polyester carpet, and synthetic carpet can be damaged by heat and too much friction.

 

In summary, regardless of your budget you can find quality flooring which can withstand high traffic areas in your home, office or rental.

When renovating your home, rental or office setting, people often look to buy carpet for installation.  The reasoning is if you buy and install the right kind of carpet, it will last a long time.  But how do you know what kind of carpet is best for your space, and what are the downsides to buying a lesser quality carpet?

The Downsides to Buying Cheap Carpet in Springfield, Mo.

Buying cheap carpet in Springfield, Mo. doesn’t necessarily mean that the carpet itself is cheap – it could be excess quality carpet from a large construction job, also called carpet remnants.  Carpet remnants can also be the end of a carpet roll in a store.  Often, flooring stores in Springfield, Branson, Nixa, Ozark, Republic and Rogersville all purchase carpet in bulk so they can save money.  When they get towards the end of the carpet bolt, they often mark it as a sale item in order to sell off the remaining carpet.

Whether you are buying quality carpet remnants leftover from a construction job or simply purchasing cheap carpet in order to cut costs on a renovation in Springfield, Mo., there are a few downsides you should know about.

Carpet Remnants Often Come Without a Warranty.

Even if you buy quality carpet remnants for a cheap price, often this type of carpet doesn’t come with a warranty.  So, buyer beware!

Polyester carpet – cheap financially and in performance.

While polyester carpet fiber is attractive due to it being inexpensive, color choices and cushiness, it tends to shed and isn’t as durable as nylon.  Great to exercise on, but not great for high-traffic areas in your home or office!  Find something with at least a 34 to 40 oz face weight.  The higher the face weight, the heavier and more resilient the carpet!
