Whether you are a first-time home buyer or have been living in your house for a while, there eventually comes a time where you want to remodel your kitchen or bath.  Perhaps the floors are outdated, or you want a new sink, backsplash or bathtub – despite what you are looking to fix up in your home, there are a few things you should know before hiring someone to remodel your kitchen or bath.

 

  1. Are the contractors or the remodeling business insured and licensed? 

This is pretty high on the list when you are looking for someone to remodel your kitchen or bath.  You want the contractors to definitely be insured.  If something goes wrong during the remodel, and if your contractors or the business you hired isn’t licensed, chances are you will have to pay the unexpected damages and expenses out of pocket.  If you hire an insured business on the other hand, their insurance can and will cover any damages incurred during the remodel.  This saves the customer tons of money. 

While everyone wants the cheapest labor, it is important to remember this:  skilled labor isn’t cheap, and cheap labor isn’t necessarily skilled.  If you want to have something done, it’s best to get it done right the first time in our opinion.  Ask if the business is covered for both general liability and workman’s comp. 

 

  1. Does the remodeling business have good online reviews?

It pays to do your research.  Check reviews on the Better Business Bureau, Google and FaceBook to ensure you are hiring a decent and established company to remodel your kitchen or bath. If you do find a negative review, read through it carefully.  Was it something unrelated to the remodeling such as a truck tearing up the grass when unloading material?  Were they late to complete the job?

If you really want to be thorough, message someone who left a bad review on their business page and find out exactly what went wrong.  Then, when you meet with the business, find out their side of the story as well.  If the business handles it unprofessionally, you can expect to experience the same behavior after your remodel job has started. 

 

  1. Is the remodeling company asking for 100% of the money for the remodel up front? 

While many retail stores and showrooms do this now, many contractors and businesses without a storefront shouldn’t.  Stores and showrooms will charge up front if there are people working in the shop and there is overhead.  However, if it is a company or contractor asking for all the money up front and they don’t have any reviews, are not registered with the state or are not licensed, you could be setting yourself up for failure if you hire them.  There have been many cases where contractors take the money and run after failing to show for the remodel job a customer hired them for. 

 

  1. How long has the company been in Springfield, MO.?

While there may be several contractors moving to Missouri, again, you want to see their track record.  They may be moving here for personal or professional reasons, or they may be moving here because they are running away from another town where they have taken advantage of people who hired them to remodel their kitchen or bath.  Again, you will need to ask yourself whether or not they have insurance and are registered with the state.  Do they have insurance and are registered with the state?




  1. Are they a skilled tradesman/woman? 

How many years of experience do they have as a tradesman or tradeswoman?  Do they have references from past customers and clients?  Don’t only rely on pictures, and whatever references they have (it could just be family and friends).  Instead, do your due diligence.  Ask the contractor to show you what he or she is remodeling currently.  Call or message some of their past clients after finding out who they have done work for and find out what they have to say.

There are many very skilled contractors and businesses out there which specialize in remodeling kitchen and bathrooms.  Unfortunately, though, there are a couple who give the professionals a very bad name.  This can be said about most industries, but seeing as construction isn’t always cheap, it can leave an especially bad taste in a person’s mouth after a sordid experience with a crappy contractor.

Babies, toddlers, kids and more – they are the light of our lives and we do the best we can for them as parents.  If I had it my way, I would have lined the floor and walls with foam – but seeing as that wasn’t (and still isn’t) practical or cheap, we should look into the next best thing:  baby-friendly floors!

Many first-time home buyers are young families looking to settle down and start a family.  And while people love the look of hardwood floors, not to mention the fact that increases the value of your home, the last thing you want is to have little plastic wheels and toys wearing your floors down.

On the contrary, you don’t want your littles falling down and seriously hurting themselves on that beautiful tile mosaic in the living room!  I remember being small and watching my little sister spin round and round right in front of the all-brick fireplace right before she gashed her head open on it because she was too wobbly to stand straight.  Nothing a few stitches couldn’t fix, but still – it was traumatic for me as a child, and definitely for my parents (they lovingly nicknamed her “scarface” after that incident).

Choice #3 Hardwood Floors

Pros:  As stated above, hardwood floors are elegant, beautiful and increase the value of your home.  It’s easy to clean up messes on, but try to avoid too many liquid spills.

Cons:  It’s a hard surface which doesn’t make a soft surface for your kiddos to fall on.  Additionally, the do take SOME maintenance in order to keep them in pristine condition.  Oh, and don’t let water sit on them too long – wood has a tendency to warp!

SOLUTION:  Get a kiddie rug or foam mat to put over that hardwood floor!  That way the floor AND your littles are protected!

 

Choice #2 Tile Floors

Pros:  If installed correctly, tile can last forever and can take a beating from toys and the constant pitter-pattering of feet.  Additionally, there is not much maintenance which goes into keeping up tile floors except usual cleaning.  Stain clean-up is easy and won’t hurt your floors…you know…unless it is acid.  Don’t let your kids play with acid.

Cons:  Like hardwoods, it’s a hard surface.  Your baby falling down won’t hurt the floor, but your kiddo will feel it!

SOLUTION:  Also like hardwoods, get a large area rug or foam mat so your children have something cushiony to crawl over.

Choice #1 Carpet

Pros:  It’s comfy, it’s warm, and it can soften a fall with ease.  Some carpets can be very easy to clean, and carpet can actually help with indoor air quality (despite what some sources say).  Numerous studies have repeatedly shown that carpet prevents dust and other allergens from becoming airborne, where they are easily inhaled.

Cons:  VOC’s could be an issue as well as stains.  Be sure to buy carpet with low VOC’s (volatile organic compounds) or your child may be inhaling some.  Be sure to get a stain-resistant carpet – children can be messy and there is nothing quite like purchasing a new carpet and then having to deal with the stains for the next few years! 

SOLUTION:  Be sure to get a stainmaster carpet pad can a good quality carpet.  Don’t be dazzled by low prices (if you bend the carpet at the seam and can see the backing, that is some CHEAP carpet).  

The top three are our choices in best floors for babies, toddlers, and kids of all shapes and sizes.  Sure, there are other alternatives such as cork and bamboo, but they come with their own set of issues.  For example, did you know bamboo flooring, if not made in the U.S.A. could have been made with toxic chemicals?  Or that cork is a great choice except if you keep a heavy piece of furniture in one place too long it leaves a dent in the floor?  Just some things to think about!

That being said, even if you do have hardwood floors, tile floors or carpet installed, the condition of your flooring product plus the craftsmanship of your installers will have an impact on the overall quality of your floors.  #foodforthought

Installation can range from $1.50 per square foot to $4 per square foot.

 

Laminate Flooring Price

Cheap laminate prices start at less than $1 per square foot and ranges to $5 or $6 per square foot.

Laminate flooring installation charges range from $1.50 to $3 per square foot to install.

 

Hardwood Flooring Price

Low-end hardwood flooring ranges from $2 a square foot up to $30 a square foot or more for high-end materials.

Whether you are looking for your home, office or rental, finding the right floors for high traffic areas is crucial.  I am quite particular myself – if I do something (or hire someone to do something), I want it done right the first time so they don’t have to go back over it and redo it.  I also am fond of the “one-and-done” mentality:  install a quality, durable floor right the first time so I don’t have to keep replacing it every couple of years! 

All things considered, if you have a high traffic area in your home, office or rental, you may want to choose flooring which can withstand the stress it will inevitably go under.

The Best Floors for High Traffic Areas

Tile Floors

Pros 

Glazed ceramic tile is very durable and resistant to scratches and is also water resistant. Tile comes in a variety of sizes and materials, such as marble, porcelain, travertine, slate, and granite.  Tile is also easy to clean.

Cons

Grout can be difficult to clean, tile can be cold to walk on, and can be loud to walk on (especially in heels).  There are heating pads which can go under the tile but those come with additional costs.

 

Laminate Floors

Pros

Laminate is a very affordable option for flooring.  It doesn’t scratch easily (you can get almost any scratch out with a big of vegetable oil) and it can look like real tile or hardwood floors and it is easy to maintain.

Cons

Standing water can destroy your laminate flooring.  You cannot refinish laminate flooring so once it has been damaged, that is it!

 

Solid Hardwood Floors

Pros

Looks nice, easy to maintain and increases the value of your home.

Cons

Like tile, hardwoods can be loud to walk on, plus they are much more expensive than other types of flooring.  Keep in mind hardwood floors will require refinishing from time to time.

 

Engineered Hardwood Floors

Pros

Engineered hardwood floors are often more durable than solid hardwood floors.  There are also options available whereby you can purchase water resistant engineered hardwood floors.  You can also refinished engineered hardwood depending on its’ thickness.  It also is less likely to swell or warp due to moisture.

Cons

If you get an engineered hardwood floor where the veneer is too thin (the wooden outer layer of the floor), you can’t refinish your floors!  Also, while the look and feel of engineered hardwood is much like real hardwood floors, it is still more pricey than tile, laminate or carpet to install.

 

Floors NOT good for High Traffic Areas

Now that we have touched on some of the best floors for high traffic areas, let’s get into some flooring you will want to avoid in your high traffic areas: the two being vinyl flooring and carpet.

Vinyl Flooring

Vinyl flooring is susceptible to yellowing over time, as well as ripping and tearing if you are using sub-par materials.  Additionally, it has to be installed correctly – any small grains caught underneath the vinyl can cause bumps which can lead to rips and tears as well.  Unfortunately, while a quality vinyl floor can last up to 20 years, vinyl is often created with chemicals which, when installed, can linger in the air causing eye, and throat irritations. 

Vinyl flooring is not impervious to scratches, which is why it isn’t that great for high traffic areas.

Carpet

Where natural wool carpet is durable and long-lasting, it is susceptible to stains and can be expensive.  It is really great at absorbing wine, juices and pet stains, and unfortunately can be discolored easily.  Be cautious of using bleach – it can completely dissolve the material!

Synthetic carpet, on the other hand, is stain resistant and can be exceptionally strong.  However, there is less variety and it is often easily damaged.  High-traffic areas is not so good for polyester carpet, and synthetic carpet can be damaged by heat and too much friction.

 

In summary, regardless of your budget you can find quality flooring which can withstand high traffic areas in your home, office or rental.

They say you never get a second chance to make a first impression, and having the wrong floor in your office can drastically affect your clients’ first impression of you while simultaneously affecting your bottom line.

For example, my associate and I used to frequent a lovely local coffee shop in Springfield, Mo.  Their coffee was exquisite, and like any designer coffee establishment, their coffee prices were comparable to a notable big chain which hails from Seattle, WA.  Anywho, we’ve been going there for some time and after a while, their laminate floors started coming up, peeling and chipping.  In fact, after a while, no matter how well they cleaned their floors, they still looked awful.

Food for thought – does all carpet capture and hold smells?


You just bought a new house and everything about it is perfect for you – the location is good, the exterior of your new home is pristine, and then you walk in and get a wave of “colorful” smells which waft into and offends your nostrils.  We’ve seen it all too much.

Perhaps the previous owners had animals, maybe they were smokers or perhaps there was an accident a while back which left a smoky after-smell.  Or, it could be the place smells like dust and mothballs (like my great grandma’s house).  Whatever the case, there is a cure!

Why Does My House Smell Funny

Regardless of the smells, there are several things you can do to can that odor. 

  1. For one, you could repaint your home. Lingering smells are often a result of the paint on the walls – especially if the previous tenants were owners! 

 

  1. Clean your ducts and vents! There is a story about a new tenant buying a home and moving in with her children who are extremely allergic to cats.  A few days before the big move, the new homeowner did her best to clean out the home including cleaning the carpets and putting new paint up.  What she DIDN’T know was there was cat hair and litter circulating throughout the home.  When she moved her five-year-old in she ended up in the hospital a week later because of her daughter’s severe allergy to cats!  Luckily the little girl is alive and well now – after a thorough ventilation cleaning, that is.

 

  1. Hire a carpet cleaning company to come in and take care of the smell. To be completely honest, this sometimes isn’t enough – there have been cases where the previous owners had a carpet restoration service come in only to find the smell was still there!

 

  1. Another option would be to install new floors or carpet in your home (get a free bid by filling out the form here).
