I am quite particular myself – if I do something (or hire someone to do something), I want it done right the first time so they don’t have to go back over it and redo it. I also am fond of the “one-and-done” mentality: install a quality, durable floor right the first time so I don’t have to keep replacing it every couple of years!
All things considered, if you have a high traffic area in your home, office or rental, you may want to choose flooring which can withstand the stress it will inevitably go under.
The Best Floors for High Traffic Areas
Glazed ceramic tile is very durable and resistant to scratches and is also water resistant. Tile comes in a variety of sizes and materials, such as marble, porcelain, travertine, slate, and granite. Tile is also easy to clean.
Grout can be difficult to clean, tile can be cold to walk on, and can be loud to walk on (especially in heels). There are heating pads which can go under the tile but those come with additional costs.
Laminate is a very affordable option for flooring. It doesn’t scratch easily (you can get almost any scratch out with a big of vegetable oil) and it can look like real tile or hardwood floors and it is easy to maintain.
Standing water can destroy your laminate flooring. You cannot refinish laminate flooring so once it has been damaged, that is it!
Solid Hardwood Floors
Looks nice, easy to maintain and increases the value of your home.
Like tile, hardwoods can be loud to walk on, plus they are much more expensive than other types of flooring. Keep in mind hardwood floors will require refinishing from time to time.
Engineered Hardwood Floors
Engineered hardwood floors are often more durable than solid hardwood floors. There are also options available whereby you can purchase water resistant engineered hardwood floors. You can also refinished engineered hardwood depending on its’ thickness. It also is less likely to swell or warp due to moisture.
If you get an engineered hardwood floor where the veneer is too thin (the wooden outer layer of the floor), you can’t refinish your floors! Also, while the look and feel of engineered hardwood is much like real hardwood floors, it is still more pricey than tile, laminate or carpet to install.
Floors NOT good for High Traffic Areas
Now that we have touched on some of the best floors for high traffic areas, let’s get into some flooring you will want to avoid in your high traffic areas: the two being vinyl flooring and carpet.
Vinyl flooring is susceptible to yellowing over time, as well as ripping and tearing if you are using sub-par materials. Additionally, it has to be installed correctly – any small grains caught underneath the vinyl can cause bumps which can lead to rips and tears as well. Unfortunately, while a quality vinyl floor can last up to 20 years, vinyl is often created with chemicals which, when installed, can linger in the air causing eye, and throat irritations.
Vinyl flooring is not impervious to scratches, which is why it isn’t that great for high traffic areas.
Where natural wool carpet is durable and long-lasting, it is susceptible to stains and can be expensive. It is really great at absorbing wine, juices and pet stains, and unfortunately can be discolored easily. Be cautious of using bleach – it can completely dissolve the material!
Synthetic carpet, on the other hand, is stain resistant and can be exceptionally strong. However, there is less variety and it is often easily damaged. High-traffic areas is not so good for polyester carpet, and synthetic carpet can be damaged by heat and too much friction.
In summary, regardless of your budget you can find quality flooring which can withstand high traffic areas in your home, office or rental.
